33 much needed social housing units on a brownfield site to the west of Leicester.

The site is approximately 0.9 hectares in size and is roughly rectangular in shape. The site is in a residential area but is bounded by a school and a meeting hall. The buildings on the site used to used as an Education Centre but have not been used for many years.
There are several mature trees and most of the site is hardstanding, used as car parking.
The development is primarily a family house development and the demand for houses is likely to be a majority of three bedrooms.

The proposed masterplan is for 33 new housing units which are 30 houses and 3 bungalows ranging between one bedroom and three bedrooms.
The design approach is the result of a process of considering the optimum setting out to best satisfy the aspirations of the brief and also comply with planning policy.

The design team were appointed in summer 2022 and spent the last few months of 2022 and 2023 analysing the site and proposing a design approach. The resulting Masterplan is approved by Leicester City Council.
